Welcome to our eco-friendly B&B here in Upstate New York’s Hudson Valley. We look forward to your visit, and request that you consider our standard policies and discount incentives for your stay.

Minimum Stay

With a weekend booking, we ask that you join us for at least two nights on standard peak-season weekends, and three nights on Holiday and Festival weekends. Single-night weekend stays may be arranged throughout the off-season (November 3 to May 15) at the discretion of the innkeeper.

Additional Guests and Children

Standard rates are per night and assume 2 guests per room. We welcome children over 12 yrs old anytime; children under 12 yrs are welcome at the innkeepers’ discretion and by prior arrangement only. Contact us by phone to make your reservation. A $25/night fee is required for one extra child in parent’s room over the age of 12; children 4-12 years are $15, and children under 4 years are free. These rates are subject to change without notice.

Reservations and Cancellations

To confirm your reservation, we will charge your credit card for the amount equal to one night’s stay. In the event that your plans change after your reservation is made, you may cancel this reservation up to 10 days before your stay and for a full deposit refund minus a $25 processing fee. If you cancel less than 10 days before your scheduled stay, a full deposit refund minus processing fee will be given only if we are able to rebook your guestroom. If we are unable to do so, one nights’ stay will be billed to your credit card.  If you cancel your reservation the day before your visit or you do not show up at all, you will be charged for the entire stay.

If you wish to pay your deposit by check

Enter your credit card info to hold the room and mention to us that you will be mailing a deposit check equal to one night’s stay.  We will e-mail you a reservation confirmation and, as soon as your check arrives, delete your credit card hold.  You will receive a complimentary box of chocolates as our thanks to you for eliminating credit card fees.

Check-in/Check-out

Check-in time is 3:00 PM and check-out is 11:00 AM. Late check-ins are no problem, just give us a call with your approximate arrival time.

No Smoking

Smoking is not allowed inside the B&B. Smoking is permitted outside the house in designated areas only.

No Pets

We do not accept pets, sorry.

Payment Method

Cash, check or credit card.  Please note: those that pay with cash or check receive a complimentary box of chocolates on arrival as our thanks for eliminating credit card fees.

Sales Tax

Room rates are subject to an 8% sales tax.

Discounts

• Join ecoclub for a 10% discount on room rates.
• Additional 10% discount also available to students with a student ID card, and to those who travel to the area by train or in a hybrid car.
• Maximum discount: 20%
